We regularly seek to acquire in investments in real estate. Our clients seek income producing investment real estate from $500,000 to $5,000,000 in industrial, office, retail, and in some instances multi-family that make sense. Through joint ventures we can look at deals up to $10,000,000 that is stabilized. However, if you have a six cap(NNN)
investment we don’t have an interest. We like higher cap rates and would prefer a reposition or assume
some leasing risk to achieve higher returns. Our goal is to invest in real estate where we can add value and achieve double digit returns. We will assume favorable debt or pay cash on a case by case basis.

We will participate in joint ventures which we deem favorable and can make quick decisions usually within twenty-four (24) to forty-eight (48) hours. We ask that you provide us with a summary sheet with rent rolls, expenses and a price and we will give you an offer. We are not interested in auctions, properties in which owners don’t have a price objective in mind. If you have a property investment to sell we may well have a buyer of your real estate investment.

We consider all investment real estate classes and in certain situations have buyers for large land positions for development property and residential subdivisions that have recreational or resort potential.
