Longleaf Realty Partners, LLC was founded to give clients knowledgeable real estate information through the real estate process and the transaction process from start to finish.
Sometimes this includes advising our clients that their current situation is a good one and no changes should be made at this time. Although brokerage compensation is contingency based, we do not get paid until a deal is completed. We recognize that our job is to serve. Therefore, recommending deals to earn fees and not serving our clients by making recommendations based on good facts can cost our clients’ money. We are in the business to save our clients’ money in the commercial real estate transaction.
Our brokers are prepared to assist you with your commercial real estate needs. We have many years of expertise in office, industrial and medical related brokerage. We have developed office properties, industrial distribution centers, retail facilities and remodeled and repositioned industrial buildings and office buildings.

Good relationships define our business. We plan our priorities in the hands of our clients. In 2007 we established a property management division to exceed priorities established by our clients.
The property management division provides traditional property management services that include:
- Analyzation of owner’s needs
- Establishing budgets to meet needs
- Implementing a management plan to meet or exceed the needs of our owners and deliver on the income side through strict accountability and exceeding expectations on the expense side by regularly reviewing vendor relationships, pricing and the annual review of tax assessments
- Regular reporting
- Quarterly review
Our approach is hands-on and allows us to negotiate the best prices for our clients and regularly balance optimal service and fair pricing from vendors. We regularly advise our clients on vendor strategy and pricing pressures in the marketplace. Our frequent tenant contact assists us in prompt renewals in a win-win fashion.
Our goal for new clients is to save an average of ten percent (10%) of their current property expenditures in the first year of management without sacrificing quality of service. If we do not meet or exceed this goal, we manage the property at a reduced fee.
Our ultimate goal is to be your partner in spirit, not on your balance sheet. We manage your money as if it was our own and expect to achieve an above market return on your real estate capital. We report monthly with statements at the owners request and make every effort to make owner disbursements by the 10th of the month. Our philosophy is that it is our job to turn your real estate into cash as quickly as possible.

On the sale side, we utilize strategies to reach multiple offers and attain above asking prices when our investment listings finally hit the market.
We listen intently to make realistic recommendations by dissecting our client’s goals and holdings which gives us good benchmarks to maximize sales price and portfolio return. We constantly seek to identify opportunities that add value to existing properties, whether it is improving vendor or tenant relations or improving usage of space.
We constantly seek to understand market knowledge through review of lease rates, cap rates, comparable sales, competition, vacancy and velocity of demand. We seek to compare these market conditions to other markets so that our clients understand how local markets differ throughout the Southeast. Our investment analysis will give you the details and provide the local knowledge to make educated decisions in the investment of Commercial Real Estate.

Our Principal has many years in advising clients with multiple locations and institutions on product mix, expense management, tax assessment, estate settlements of minority interests and other more complicated matters pertaining to ownership of commercial real estate. We are committed to providing counseling on work-outs and financial and structure issues. We can make recommendations to improve return, improve leasing and can give advice on selling, leasing, asset reposition and evaluate hold and sell options based on forecasting and examining individual goals and needs.
