Slice Pizza & Brew purchased their second location, consisting of 4,092 sf, in Vestavia Hills, Alabama for $412,500 in late 2016 and a $1,150,000 building was constructed. Longleaf Realty Partners was hired to broker and develop the property located at 3104 Timberlake Drive. Longleaf assisted Slice Pizza in the acquisition, development and tax incentives with their second location. The land was occupied as a former residential site. Therefore, Longleaf navigated the zoning and redeveloped a former residential site into a visible commercial location. The sale consisted of analyzing the zoning and resolving the property from residential to B-2 in the city of Vestavia Hills. In addition, old encroachments had to be addressed to assist the assignment of the new zoning. Construction consisted of assisting in negotiations with a general contractor for the construction of the building and for grading and offsite improvements including sidewalks and road widening. Finally, Longleaf assisted Slice in setting $500,000 in sales tax abatements over a five year period.
